Dwelling prices in the 3rd quarter of 2021 on average 2.8% higher than in the 2nd quarter of 2021

In the 3rd quarter of 2021, dwelling prices were on average 2.8% higher than in the previous quarter and 12.9% higher on an annual basis, which is the highest increase so far. The number of transactions of existing dwellings continued to be above the long-term average.

After the fall in the previous quarter, the prices of newly built dwellings again higher

Compared to the previous quarter, in the 3rd quarter of 2021 the prices of newly built dwellings (new flats and family houses together) increased by 3.3% (after they went down by 0.7% in the 2nd quarter of 2021).

The prices of newly built flats went up by 4.3%, while the prices of newly built family houses went up by 0.6% (after they went down by 8.5% in the 2nd quarter of 2021).

Prices of existing dwellings on average less than 3% higher

At the level of Slovenia, in the 3rd quarter of 2021 the prices of existing dwellings (existing flats and family houses together) increased on average by 2.7% over the previous quarter. The prices of existing flats went up by 2.8% and of existing family houses by 2.6%.

Compared to the 2nd quarter of 2021, the prices of existing flats in Ljubljana and in the rest of Slovenia increased the most (both by 2.6%), followed by the prices of existing flats in Maribor (by 2.5%).

The highest annual increase in dwelling prices so far

In the 3rd quarter of 2021, dwelling prices were on average 12.9% higher at the annual level, which is the highest increase since the 1st quarter of 2008, when they increased by 11.8%.

The prices of newly built flats increased the most (by 17.9%), followed by the prices of existing flats (by 14.7%), of existing family houses (by 9.6%) and of newly built family houses (1.1%).

House sales

In the 3rd quarter of 2021, the total value of housing transactions for all types of dwellings in Slovenia was EUR 378 million. This is 18% less than in the previous quarter, when the total value of housing transactions was EUR 459 million, and about the same value of sales as in the same quarter last year (EUR 356 million).
The total number of transactions of dwellings in Slovenia in the 3rd quarter of 2021 was 3,359, which is about 16% fewer than in the previous quarter, but still above the long-term average (around 2,900 sales).

The total number of transactions of existing dwellings (3,310) was lower than in the 2nd quarter of 2021. The value of housing transactions with existing dwellings was EUR 369 million, which was 17% less than in the 2nd quarter of 2021 (EUR 446 million) and 10% more than in the 3rd quarter of 2020 (EUR 336 million).

On the other hand, in the 3rd quarter of 2021 the number of transactions of newly built dwellings was low, only 49, which is the fewest after the 2nd quarter of 2020 (55 sales) and only a quarter of the long-term average. The value of housing transactions with newly built dwellings was EUR 10 million. This is 25% less than in the previous quarter.
