Dwelling prices in 2021 up by 15.7%, in the 4th quarter by 4.6%
Dwelling prices continue to rise. In 2021, they increased by 15.7% over the previous year, which was the highest increase since 2007. We recorded about 16% more transactions than in 2020, when the number was the lowest in the last seven years due to the COVID-19 epidemic.
The most significant annual growth of dwelling prices in the last fourteen years
Annual growth of dwelling prices was 15.7% (in 2020: 10.6%), which was the highest increase after the 4th quarter of 2007, when prices went up by 20.4%.
In 2021, the prices of newly built flats increased the most (by 20.2%), followed by the prices of existing flats (by 18.0%), existing family houses (by 11.9%) and newly built family houses (by 3.1%).
Prices of existing dwellings have been rising steadily on a quarterly basis for two years
Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses together) increased by 4.6%. The prices of existing flats went up by 5.3% and of existing family houses by 3.3%.
In this comparison, the prices of existing flats increased the most in Maribor (by 6.8%), followed by the rest of Slovenia (by 5.1%) and Ljubljana (by 4.5%).
The prices of newly built dwellings higher for the second quarter in a row
Compared to the previous quarter, the prices of newly built dwellings (new flats and family houses together) increased by 4.4%. The prices of newly built flats went up by 4.9% and of newly built family houses by 3.0%.
House sales
In 2021, the total value of housing transactions for all types of dwellings in Slovenia was about EUR 1.6 billion. This is almost a third more than in the previous year, when the value was EUR 1.2 billion. The total number of transactions of dwellings in Slovenia in 2021 was 13,440, which is about 16% more than in the previous year, when it was the lowest in the last seven years due to the COVID-19 epidemic.
In the 4th quarter of 2021, the total value of housing transactions for all types of dwellings in Slovenia was EUR 448 million. It was 19% higher than in the 3rd quarter of 2021, when the value was EUR 378 million, and 36% higher than in the 4th quarter of 2020, when the value was EUR 330 million. The total number of transactions of dwellings was 3,550, which is about 6% more than in the previous quarter (3,359) and about 15% more than a year ago (3,082).
The total number of transactions of existing dwellings (about 3,500) was higher than in the 3rd quarter of 2021. The value of housing transactions with existing dwellings was EUR 430 million, which was about 17% more than in the previous quarter (EUR 368 million) and 40% more than a year ago (EUR 307 million).
In the 4th quarter of 2021, 96 newly built dwellings were sold. The value of housing transactions with newly built dwellings was about EUR 18 million, which is twice as much as in the previous quarter (EUR 9 million) and 20% less than a year ago (EUR 23 million).

Compared to the previous quarter, the prices of newly built dwellings (new flats and family houses together) increased by 4.4%. The prices of newly built flats went up by 4.9% and of newly built family houses by 3.0%.
