Dwelling prices in the 1st quarter of 2021 on average 3.1% higher than in the 4th quarter of 2020
In the 1st quarter of 2021, dwelling prices in Slovenia were on average 3.1% higher than in the 4th quarter of 2020. The number of transactions of residential real estate was similar to the 2014 average, while the number of transactions of existing family houses was lower than the long-term average.
Prices of newly built dwellings on average 7.5% higher
In the 1st quarter of 2021, the prices of newly built dwellings (new flats and family houses together) increased on average by 7.5% over the previous quarter.
Compared to the previous quarter, in the 1st quarter of 2021 the prices of newly built family houses went up by 8.6% and the prices of newly built flats by 7.0%.
Prices of existing dwellings on average 2.9% higher than in the previous quarter
At the level of Slovenia, in the 1st quarter of 2021 the prices of existing dwellings (existing flats and family houses together) increased on average by 2.9% over the previous quarter. The prices of existing flats went up by 3.8% and the prices of existing family houses by 1.4%.
Compared to the 4th quarter of 2020, in the 1st quarter of 2021 the prices of existing flats in Maribor increased the most (by 4.6%), followed by the prices of existing flats in Ljubljana (by 3.7%) and existing flats in the rest of Slovenia (by 3.6%).

In the 1st quarter of 2021, dwelling prices were on average 7.3% higher at the annual level. The prices of newly built flats increased the most (by 13.1%), followed by the prices of newly built family houses (by 9.2%), existing flats (by 7.5%) and existing family houses (by 6.0%).
House sales
In the 1st quarter of 2021, the total value of housing transactions for all types of dwellings in Slovenia was EUR 297 million. This is about EUR 33 million less than in the 4th quarter of 2020, when the total value of housing transactions was EUR 330 million, and similar to the value in the 1st quarter of 2020 (EUR 289 million). The total number of transactions of dwellings in Slovenia in the 1st quarter of 2021 was 2,538, which is about 18% fewer than in the 4th quarter of 2020 (3,082).
The total number of transactions of existing flats in the 1st quarter of 2021 was lower than in the 4th quarter of 2020 (2,416). The value of housing transactions was EUR 271 million.
In the 1st quarter of 2021, 122 newly built dwellings were sold, which is fewer than in the 4th quarter of 2020 (132 sales), but 37% more than the 2020 average. Despite the fact that in the 1st quarter of 2021, compared to the previous quarter, the number of transactions of newly built dwellings was lower, on account of higher sales prices of newly built dwellings in this quarter the value of housing transactions was 14% higher and amounted to EUR 26 million.

METHODOLOGICAL NOTE
In the 1st quarter of 2021, some methodological changes were made. As in the previous years, weights were changed. They are based on the annual value of transactions of individual types of dwellings from the previous year, recalculated to nominal value.
