Dwelling prices in the 3rd quarter of 2020 on average 0.1% higher than in the 2nd quarter of 2020
In the 3rd quarter of 2020, dwelling prices were on average 0.1% higher than in the previous quarter. The number of transactions of existing dwellings was high and the number of transactions of newly built dwellings lower than the multiannual average, but higher than in the previous quarter.
Prices of newly built dwellings on average 4.4% lower
In the 3rd quarter of 2020, the prices of newly built dwellings (new flats and family houses together) decreased on average by 4.4% over the previous quarter.
Compared to the previous quarter, the prices of newly built flats went down by 4.5% (after they went up by 7.5% in the 2nd quarter 2020) and the prices of newly built family houses by 3.1%.
Prices of existing dwellings on average 0.6% higher
At the level of Slovenia, in the 3rd quarter of 2020 the prices of existing dwellings (existing flats and family houses together) increased on average by 0.6% over the previous quarter. The prices of existing family houses went up by 2.4% and of existing flats down by 0.4%.
In comparison with the previous quarter, the prices of existing flats in Maribor went up by 3.3% (after they went down by 2.7% in the 2nd quarter of 2020), while the prices of existing flats in the rest of Slovenia (without the municipalities of Ljubljana and Maribor) and the prices of existing flats in Ljubljana went down (by 1.2% and 0.4%, respectively).

In the 3rd quarter of 2020, dwelling prices were on average 3.3% higher at the annual level. The prices of newly built dwellings went up by 5.4% and of existing dwellings by 2.9%.
House sales
In the 3rd quarter of 2020, the total value of housing transactions for all types of dwellings in Slovenia was EUR 356 million. This is EUR 126 million more than in the previous quarter, when the total value of housing transactions was EUR 230 million (the impact of the COVID-19 epidemic, which practically stopped concluding deals on the Slovenian real estate market for some time).
The number of transactions of existing dwellings was the highest after the 4th quarter of 2019 (3,458). In the 3rd quarter of 2020, 3,364 existing dwellings were sold; their value of housing transactions was EUR 336 million.
In the 3rd quarter of 2020, 1,947 existing flats were sold; their value of housing transactions was EUR 196 million. Trading with existing family houses remained high. This time 1,417 existing family houses were sold; the value of housing transactions with existing family houses was EUR 140 million.
On the other hand, the number of transactions of newly built dwellings was low, only 93, but higher than in the 1st quarter of 2020 (76 sales) and in the 2nd quarter of 2020 (55 sales). The value of housing transactions with newly built dwellings was EUR 19 million.
