Dwelling prices in the 2nd quarter of 2019 on average 1.3% higher than in the 1st quarter of 2019

In the 2nd quarter of 2019 dwelling prices were on average 1.3% higher than in the 1st quarter of 2019. The number of transactions of existing dwellings was the highest in the last year and a half, while the number of transactions of newly built dwellings was extremely low.

Prices of newly built dwellings slightly down

In the 2nd quarter of 2019 the prices of newly built dwellings (new flats and family houses together) decreased on average by 3.1% over the previous quarter.
Compared to the previous quarter, in the 2nd quarter of 2019 the prices of newly built flats went up by 0.3% (after they went up by 9.0% in the 1st quarter) and the prices of newly built family houses decreased by 9.3%.

Prices of existing dwellings on average 1.5% higher

At the level of Slovenia, in the 2nd quarter of 2019 the prices of existing dwellings (existing flats and family houses together) increased on average by 1.5% over the previous quarter. The prices of existing flats went up by 1.0% and of existing family houses by 2.5%.
In comparison with the previous quarter, the prices of existing flats in Ljubljana went up by 1.0%. In view of the average prices in 2015, the prices of existing flats in Ljubljana were 36.5% higher.
The prices of existing flats outside Ljubljana increased by 1.0% over the previous quarter. This was the fourteen consecutive quarter of price increase, so that the average prices in 2015 were exceeded by 32.9%. 

In the 2nd quarter of 2019 dwelling prices on average 5.8% higher than in the same quarter of the previous year

In the 2nd quarter of 2019, dwelling prices were on average 5.8% higher at the annual level. The prices of existing flats in the rest of Slovenia increased the most (by 11.6%), followed by the prices of existing family houses (by 11.3%). On the other hand, the prices of newly built flats decreased the most (by 12.3%), followed by the prices of newly built family houses (by 8.3%).


House sales

In the SiStat Database we started to publish quarterly number and value of housing transactions for all types of dwellings (Table “House sales by type of residential real estate”). The data show all transactions performed in the observed quarter, where the purchaser is a household; only the sales of dwellings that are inherited or donated are excluded.

In the 2nd quarter of 2019 the total value of housing transactions for all types of dwelling in Slovenia was EUR 330 million. This was the highest value after the 2nd quarter of 2017, when the total value of housing transactions was EUR 354 million.

The number of transactions of existing dwellings was the highest in the last year and a half (3,452). In the 2nd quarter of 2019 the value of housing transactions with existing dwellings was at the record high (over EUR 320 million).

In the 2nd quarter of 2019 trading with existing family houses was at the record high since 2nd quarter of 2017. This time 1,365 existing family houses were sold.

On the other hand, in the 2nd quarter of 2019 the number of transactions of newly built flats was extremely low, only 42, which is the fewest since we started to conduct the survey. In the Osrednjeslovenska statistical region 32.5% of all newly built flats were sold, of which more than 46% in the urban municipality Ljubljana. In the Pomurska statistical region 27.5% and in the Gorenjska statistical region 17.5% of all newly built flats were sold. The number of transactions of newly built family houses was again very low (18).
