Sales of dwellings down, prices continue to rise

In the 2nd quarter, dwelling prices were on average 1.9% higher than in the previous quarter and 7.4% higher than a year ago. The number of sales of existing flats is falling. Quarterly, it fell the most, by a fifth, in Ljubljana.

The prices of newly built dwellings up after a decrease in the previous quarter

Compared to the previous quarter, when they declined by 8.4%, the prices of newly built dwellings (new flats and family houses together) increased again – in total by 3.0%. The prices of newly built flats went up by 4.7%, while the prices of newly built family houses went down by 2.0%.

Slightly lower price growth of existing dwellings on a quarterly basis

Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses together) increased by 1.8%. The prices of existing flats went up by 2.3% and of existing family houses by 1.1%.

In this comparison, the prices of existing flats increased the most in Ljubljana and the rest of Slovenia (each by 2.8%), while in Maribor they decreased (by 1.9%).

At the annual level, the prices of existing dwellings increased much more than the prices of newly built dwellings

Annual growth of dwelling prices was 7.4%. The prices of existing family houses increased the most (by 11.2%), followed by the prices of existing flats (by 6.1%) and newly built family houses (by 0.3%). The prices of newly built flats went down by 0.2%.

How many dwellings were sold and at what value?

The total value of housing transactions for all types of dwellings sold in the 2nd quarter of 2023 in Slovenia was EUR 338.0 million. This was almost the same as in the previous quarter, when the value was EUR 336.8 million, and about a third less than in the same quarter last year, when the value was EUR 480.3 million.

The total number of transactions of dwellings was 2,421, about 5% lower than in the previous quarter and a third lower than in the same quarter last year (3,488).

The number of sales of existing dwellings was the lowest in the last year and a half. In total, 2,386 existing dwellings worth EUR 330.1 million were sold.

In addition, 35 newly built dwellings were sold in the total value of about EUR 7.9 million.
