Commercial real estate prices slightly up again
After falling in the previous quarter, commercial real estate prices rose again, this time by 1.5%. This continues an almost three-year period of constant price growth. This time, the prices of offices fell, while the prices of retail and service premises rose. The number of sales remained low.
Commercial real estate prices up at the quarterly level …
Compared to the previous quarter, the prices of commercial real estate in the 2nd quarter of 2023 were higher by 1.5%. The strong growth in the prices of retail and service premises (by 6.3%), made a decisive contribution to the overall increase in the prices of commercial real estate, while office prices fell by 3.2%. Substantial quarterly fluctuations in commercial real estate prices are already a constant. The drop in office prices this quarter was therefore expected, as they went up by 7.6% in the previous quarter. Price movements in the prices of retail and service premises were also predictable. Since their prices fell by 10.8% in the previous quarter, they grew as expected in the 2nd quarter. Despite the quarterly fluctuations in prices, a trend of gradual price growth is evident, which is more pronounced for offices than for retail and service premises. The quarterly number of commercial properties sold (213) remained low.

The prices of commercial real estate, i.e. retail premises and offices together, rose for the eleventh consecutive quarter (by 3.8%), mainly due to the increase in office prices (by 12.2%), while the prices of retail premises decreased by 3.8%.
