Dwelling prices higher than a year earlier, the number of sales down by a tenth

In 2022, dwelling prices increased by 11.3% over the previous year. It is the second largest price increase in recent years. About a tenth fewer transactions were recorded than a year earlier. The number of transactions of existing flats decreased the most in Ljubljana.

At the annual level, the prices of existing dwellings increased more

Annual growth of dwelling prices was 11.3%, which was the highest increase since 2021, when prices went up by 15.8%.

The prices of existing flats increased the most (by 12.0%), followed by the prices of existing family houses (by 11.9%), newly built flats (by 5.7%) and newly built family houses (by 2.4%).

Prices of existing dwellings have been rising steadily on a quarterly basis for three years

Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses together) increased by 1.3%. The prices of existing flats went up by 1.9% and of existing family houses by 0.2%.

In this comparison, the prices of existing flats increased the most in Maribor (by 2.7%), followed by the rest of Slovenia (by 2.5%). On the other hand, after two years of growth, the prices of existing flats in Ljubljana remained unchanged.

After increases in two consecutive quarters, the prices of newly built dwellings went down

Compared to the previous quarter, the prices of newly built dwellings (new flats and family houses together) decreased by 2.3%. The prices of newly built family houses went down by 16.0%, while the prices of newly built flats went up by 1.1%.

House sales

In 2022, the total value of housing transactions for all types of dwellings in Slovenia was about EUR 1.6 billion (similar to 2021). The total number of transactions of dwellings was 12,509, about a tenth lower than in 2021.

In the 4th quarter of 2022, the total value of housing transactions for all types of dwellings in Slovenia was EUR 361 million. It was 6% lower than in the 3rd quarter of 2022, when the value was EUR 385 million, and a fifth lower than in the 4th quarter of 2021, when the value was EUR 454 million. The total number of transactions of dwellings was 2,717, about a tenth lower than in the previous quarter (3,001) and about a quarter lower than a year ago (3,578).

The total number of transactions of existing dwellings (about 2,656) was lower for the fourth consecutive quarter. The value of housing transactions with existing dwellings was EUR 345 million.

In the 4th quarter of 2022, 61 newly built dwellings were sold. The value of housing transactions with newly built dwellings was about EUR 16 million, which is 60% more than in the previous quarter (EUR 10 million) and a third less than a year ago (EUR 23 million).
