Sales of existing flats down by a tenth

In the 2nd quarter, dwelling prices were on average 3.5% higher than in the previous quarter and 15.6% higher than a year ago. The number of sales of existing flats fell by 10%, while sales of existing family houses increased by about the same percentage.

Significant quarterly growth of the prices of newly built dwellings

Compared to the previous quarter, when they declined by 6.8%, the prices of newly built dwellings (new flats and family houses together) increased again (by 9.5%). The prices of newly built flats went up by 11.8%, while the prices of newly built family houses remained the same as in the previous quarter.

Slightly lower price growth of existing dwellings on a quarterly basis

Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses together) increased by 2.9%. The prices of existing family houses went up by 3.3% and of existing flats by 2.7%.

In this comparison, the prices of existing flats increased the most in Maribor (by 4.0%), followed by Ljubljana (by 2.6%) and by the rest of Slovenia (by 2.5%).

On an annual basis, the prices of existing dwellings increased more

Annual growth of dwelling prices was 15.6%; the prices of existing flats increased the most (by 17.2%), followed by the prices of existing family houses (by 14.7%) and newly built flats (by 13.2%). The prices of newly built family houses went down by 2.5%.

How many dwellings were sold and at what value?

The total value of housing transactions for all types of dwellings sold in the 2nd quarter of 2022 was EUR 449 million. This is about 3% more than in the previous quarter, when the value was EUR 435 million, and about a tenth less than in the same quarter last year, when the value was EUR 491 million.

The total number of transactions of dwellings was 3,369, which is about 2% fewer than in the previous quarter.

Compared to the same quarter of the previous year, when a record number of sales of existing dwellings (3,927) was recorded, this time we recorded a decrease in the number of sales for the second consecutive quarter. About 3,300 existing dwellings were sold in the total value of EUR 434 million.

About 70 newly built dwellings were sold in the total value of about EUR 15 million.
