Commercial real estate prices continue to grow
In the second quarter of 2022, commercial real estate prices increased for the seventh consecutive quarter, this time by 2.0%. Compared to the previous quarter, office prices were lower, while retail premises prices were higher.
Commercial real estate prices steadily rising at quarterly level....
Commercial real estate prices, i.e. offices and retail premises together, grew for the seventh consecutive quarter. Compared to the previous quarter, this time the prices of offices went down, while the prices of retail premises went up.
The prices of offices fluctuate more than the prices of retail premises. While office prices considerably increased this year in the first quarter (by 11.8%), they fell by 4.4% in the second quarter. The quarterly number of office sales (117) was also slightly lower than in the previous four quarters. Despite such fluctuation, office prices have been constantly increasing ever since 2017.
The prices of retail premises grew by 7.4% over the previous quarter. The quarterly number of retail premises sales (129) was close to the average number of sales during the last two years.
...and the annual level
Compared to the first quarter of 2021, commercial real estate prices were higher by 17.2%. Offices prices rose by 15.2% and retail premises prices by 17.7%.
Compared to the average prices in 2015, office prices were 27.4% higher and the prices of retail premises 25.4% higher.
