Dwelling prices continue to rise
In the 1st quarter, dwelling prices were on average 4.1% higher than in the previous quarter and 16.9% higher at the annual level. We are publishing revised data on residential real estate for 2021, as we subsequently received data from GURS on a larger number of sales of newly built dwellings.
Prices of existing dwellings have been rising steadily at the quarterly level for more than two years
Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses combined) increased by 5.2%. The prices of existing flats went up by 5.5% and of existing family houses by 4.7%.
In this comparison, the prices of existing flats increased the most in Maribor (by 6.9%), followed by the rest of Slovenia (by 6.3%) and Ljubljana (by 5.3%).
The prices of newly built dwellings down after several quarterly increases
Compared to the previous quarter, the prices of newly built dwellings (new flats and family houses together) decreased by 6.8%. The prices of newly built flats went down by 8.7% and the prices of newly built family houses went up by 2.0%.
The most significant annual growth of dwelling prices so far
Annual growth of dwelling prices was 16.9%; prices of existing flats increased the most (by 19.9%), followed by prices of existing family houses (by 15.6%) and newly built flats (by 4.5%). The prices of newly built family houses went down by 1.5%.
How many dwellings were sold and at what value?
The total value of housing transactions for all types of dwellings sold in the 1st quarter of 2022 in Slovenia was EUR 435 million. This is 4% less than in the previous quarter, when the total value of housing transactions was EUR 454 million, and about a third of the value of sales more than in the same quarter last year (EUR 332 million).
The total number of transactions of dwellings was 3,422, which is about 4% fewer than in the previous quarter.
The total number of transactions of existing dwellings (3,379) was lower than in the previous quarter. The value of housing transactions with existing dwellings was EUR 423 million.
43 newly built dwellings were sold. The value of housing transactions with newly built dwellings was about EUR 12 million, which is half of the value in the previous quarter (EUR 24 million).
Revised data on residential real estate published for 2021
The Surveying and Mapping Authority of the Republic of Slovenia (GURS) subsequently shared data on a larger number of sales of new residential real estate for 2021. Therefore, we carried out an unplanned revision of the house price indices, owner occupied housing price indices and house sales data for 2021. Revised detailed data are published in the SiStat Database.
In 2021 the prices of newly built dwellings (new flats and family houses combined) were on average higher by 16.5% (before the revision by 15.0%); the prices of newly built flats went up by 20.9% (before the revision by 20.2%) and the prices of newly built family houses by 6.3% (before the revision by 3.1%). Annual growth of dwelling prices was 15.8% (before the revision by 15.7%).
The total value of housing transactions for all newly built dwellings sold in 2021 was EUR 166 million (before the revision about EUR 67 million). 820 newly built dwellings were sold (before the revision: 333).

METHODOLOGICAL NOTE
In the 1st quarter of 2022, some methodological changes were made. As in the previous years, weights were changed. They are based on the annual value of transactions of individual types of dwellings from the previous year, recalculated to nominal value.
